What is best way to put in balcony drain/waterproofing?
New construction–balcony over ceiling of dining rm. One guy says to make a drain pipe out over the ceiling and then down the dining rm wall to the outside. Another possibility is to actually drill through three beams or so to vent the pipe the other direction–much shorter distance. One also says to put in a metal pan and then waterproof that as well. Flashing is already in and the threshold for the sliding doors has a flashing unit for it as well. Some say metal is best, some say membrane is best—it’s all over the place. Give me your ideas and experiences please. Thanks.

1st determine the finish height of the sliding door threshold. If you have enough pitch for the finish material that will be installed over it. 1/8″ per 1′ do not install a drain. Go with Ice and water shield coated with a commerical DOW water proofing coating. Probably the best thing to do is call a waterproofing contractor in and have them quote the installation. This will also give you a 2 year warranty on labor and a 5 year warranty on the waterproofing system.
It is a double edge sword. Do not let the roofer or general contractor complete this installation for you.
