Drylock Basement Sealer
Paint basement walls ?
What is the best way to paint a poured concrete basement wall in a new 1 yr old house ? Options, I have read so far are:
1> Directly apply water proof paint.
2> Apply primer and then paint or drylock
3> Directly apply drylock.
4> Spray masonary sealer and then apply paint.
Can anyone plz advise ?

The best way to paint basement walls is to not paint at all.
Even the driest basement has some level of moisture from the ground around it seeping through the concrete due to capillary action. For that reason paint, sealants, primers and waterproofing coatings applied to the slab don’t usually work.
They do nothing to keep the moisture from infiltrating the concrete. They simply trap it behind the coating.The moisture builds up and eventually, in most cases, the coating peels off.
Just look at the warranty on these sealants and waterproofing coats. It usually expires in about 10 years.
Forfeiting the sealants and applying latex paint straight to the wall is an even worse idea. Latex is an organic material, and when you combine the latex in the paint with the moisture from the wall you create the perfect conditions for mold to develop.
If you want to spruce up your walls on a budget, without investing in a high end basement finishing systems, consider lining the walls vapor barrier, a radiant barrier, acrylic uninsulated wall panels or insulated finishing panels.
