Finished Basement Bathroom Pictures

Does anyone know where we can send a letter of protest about an “appraisal” done on our house?

We recently had an “appraiser” come out to our house for an appraisal. We have a quad level house with 3 bedrooms and 2 bathrooms and a finished basement with laundry room. The guy took pictures of the east side of our house and the garage, which is also on the east side, and labeled one the east side and one the west..he never even went on the west side of our house. He didn’t include a bedroom and a bathroom or our family room and never even went into the basement. He says they can’t count ground level rooms as rooms! WHAT??? They were listed as rooms when we built this house, they are listed as rooms at the County Courthouse and I pay taxes on those “rooms”! He left off half of our house and then charged us $375. I am contesting the charge with the credit card company but I want this guy to lose his license. I live in Wichita, Kansas. Can someone help me?

Ok let me see if I can help you. He needs to take a photo of the front of the house and back of the house and a photo of the street for a conventional loan only. FHA requires all sides of the home. He need to measure the exterior of all floors, but the basement does not count as GLA (Gross living area), he needs to measure the basement because he needs the square footage for the basement part of the form or report. There also should be a area sketch with floor plan layout within the report. Basement bedrooms or bathrooms do not count in GLA and no adjustment would be made for a basement bedroom or your family room, I would make a adjustment for your basement bathroom, but not more than a couple thousand dollars in the basement section on the report. Look at the basement this way you could frame off a 1000 sf basement with a 10 rooms but it would add no more value than one big rec or family room in the basement section. Any rooms below grade of the front of the house would not be counted as GLA so you can only count areas above grade in GLA. So if you have 3 bedroom above grade and 1 bathroom, you have a 3 bed & 1 bath home, even if you have 5 bedrooms in the basement. Sorry but we don’t make up the rules we just have to follow them. Also you can not talk to the appraiser unless YOU ordered the appraisal from him, even if you paid him. The appraisal is owned by the lender that ordered it and he is the appraisers client, this is mandated by federal law. It sounds like your appraisal did not come up to the value you expected. You can not contest the credit card charge because he delivered the appraisal to who ever ordered it and gave them a finished product. If you still feel the appraiser is in the wrong then ask the lender to have it review by another appraiser.
