Who has any experience with Modular Homes in MD ? Tell me your experience, please! Turnkey prices?

You will get alot of bad info many do not understand the difference between a Modular and Manufactured home. I bought a modular new about 1.5 years ago and paid less than $65 a square foot for the home I biult it on a walk out basement and had a sight built garage. total construction was about $160,000 with land 200,000 and appraised at $265,000. I recently priced some for another project and they were over $110 a square foot same area. You will have to check your local dealers for more accurate prices.

I have site built homes and a modular. The modular is much better built. Mine is a patriot and has a 10 year warranty. I had to have the carpet replaced due to a carpet manufacture defect. I contacted Shaw (the manufacture) and they gave me the run around. I contacted the home builder and they were of great assistance in flexing they bulk buying muscle and persuading shaw to replace my carpet. My contractor was horrible and scheduling which made my build take longer than it should but the home itself was ready on time. The delays were in the finishing mostly the added garage, sidewalks, patio and decks.

Sorry I can’t give you any info for MD builders but my experience was positive and would definitely look into it next time.

To help eliminate some confusion Manufatured homes (aka trailer or mobile) are built to federal standards HUDand built on a metal frame they have a vin # like a car. They will be rolled onto a permantent foundation or jacked up and have a foundation built under them. Modular homes are stick built to local standards. The difference is a stick sight built home is built on site and modular is built off sight and placed buy a crane onto a permanent foundation.

You will have to check with resale, insurance and financing issues in your area. In my area modulars and sight built appraise, insure and finance the same. I live in a rural area were no permits are required and modular homes are a much safer buy than many of the local built homes.
