Finished Basement Resale Value

Real estate question…..?

I’m just finishing the basement of my 1600sqft home. I was wondering if I should put in a 3/4 bath or a half bath?

What would the difference in resale value be?

I currently have two full baths (ensuite and guest) and one half bath (powder)

I disagree with another commenter that it is overkill to add another bath in a home your size. Often a home trhis size is home to a family consisting of several children. Extra bathrooms are a stress eliminator on school days, parties, etc.

Also, you could install an Egress window in the basement and turn it into another bedroom complete with its own bathroom. Perfect for a teen or mother in law apartment.

Bath additions (not to be confused with remodel) usually recover the price it cost to add them upon resale.

I would defenitly install a 3/4 bath since it makes it possible for complete hygiene rather than just washing up. A half bath would only allow a guest to use the toilet and would make it so that they would have to travel upstairs to shower.

Do the 3/4 and make it possible for a true guest bedroom.
