Waterproof Membrane – In accordance with BS8102: 2009 – Waterproofing of below ground structures
The term waterproof membrane when we are dealing with below ground wateproofing can be categorised into three distinctive groups when referring to the relevant British Standard. Breaking it down the standard categorises waterproof membrane into three distinct areas.
Type A – barrier applied waterproof membrane. Commonly recognised as “tanking” within the industry. This type of waterpoof membrane is introduced into a structure either internally or externally. There are a wide variety of waterproof membrane products which fall into this category including :-
- Bonded Sheet membranes ( usually applied externally to the structure) and relies on a chemical bonding process.
- Liquid applied waterproof membrane ( huge choices available – traditionally bitumen based, later cementitious based and most recently polymer based products). These can be spray applied, trowelled or roller and brush depending upon the product. Usually applied externally preventing water getting in but also can be used internally .
- Active clay based products ( swelling bentonite type products). These product are applied externally and swell when coming into contact with water. Laid in sheets these products expand and form a barrier so water cannot get through.
A common feature of Type A barrier waterproof membranes is getting the preparation works correct. This is critical, especially when dealing with applications internally or on the negative side of the structure. Depending upon which Type A waterproof membrane you are utilising and what you’re applying it to you may have to “bush hammer” rake out the mortar joints, sandblast, needle gun to get the wall ready for the membrane. Preparation is the key to performance and this rings true especially when relying on a 100 per cent bond to allow these systems to work.
Type B structures are the second kind of waterproof membrane protection cited in the Standard. These are not actually waterproof membranes but a way of building the structure as a water resistant shell. This type of construction will only apply to new build basements and will involve a higher grade of concrete and protection of the joints on the building from water ingress.
The other type of waterproof membrane outlined in the British Standard are Cavity Drain membranes, also known as cavity drain protection. This system is a water management system that comprises vertical wall membranes (applied internally mechanical fix), flooring membranes (applied on top of the slab) and perimeter drainage channels internally to move any water that gets into the structure away before it damages any internal fixtures and fittings.
The waterproof membranes utilised in cavity drain systems are usually 8mm in line studded membranes made from HDPE and the dimpled studs offer a passage for water or dampness to move down inside its created cavity and be diverted away from the structure. The dimpled waterproof membranes can be easily detailed around protrusions and corners. Because they have an air gap they are not trying to be “pushed” off the wall like Type A waterproof membrane systems applied internally. Another added bonus of using this type of waterproof membrane system is that it doesn’t move water to another location in the property which is a risk with other systems. It must be noted that Type C cavity drain membrane construction by its very nature requires the system to be able to drain water. It is recommended with this type of waterproof membrane approach that the base drain internally guides water to either open elevations or to a mechanical sump and pump to move water away from the basement.
All three waterproof membrane approaches have their benefits and in some circumstances, to get the degree of water tightness required on a job, you may need to utilise all three approaches. It must be noted that there is a clear requirement in the rewrite of the British Standard to design and install a waterproof membrane system that is easy to maintain and repair. Such internal systems offer the designer the ability to perform this task more easily than relying on an external system.

Finally the British Standard now requires that a waterproofing specialist be a part of the design team throughout the build cycle of the project and this will help to mitigate the risk of less than adequate workmanship or poor waterproof membrane specification
